Down Payment Assistance

Buying a home can be within reach even if saving for the down payment and closing costs has been difficult.

Habitat for Humanity of Greater Moses Lake's Down Payment Assistance Program helps eligible first-time homebuyers with financial assistance toward a down payment and closing costs when purchasing a primary residence in Grant County.

The program is offered in partnership with local lenders and the Washington State Department of Commerce.

Requirements After Approval

Approved homeowners must:

  • Attend an annual counseling session with an approved housing counselor

  • Complete a pre-foreclosure prevention course if the loan becomes delinquent

Program eligibility is based in part on household income and household size.

How Repayment Works

Down Payment Assistance is provided as a deferred loan at 1% interest.

There are no monthly payments while the home continues to be your primary residence.

Repayment is triggered if you:

  • Sell the home

  • Move out of the home or it is no longer your primary residence

  • Pay off or refinance your first mortgage

Who Qualifies

Applicants must meet program requirements, including:

  • Be a first-time homebuyer

  • Purchase a property located in Grant County

  • Use the property as their primary residence

  • Meet applicable household income limits

  • Be able to contribute 3% toward the purchase

  • Complete a First-Time Homebuyer Education Class

  • Complete two housing counseling sessions with a certified housing counselor

  • Have a housing debt-to-income ratio below 38%

  • Have a total debt-to-income ratio below 45%

  • Qualify for a primary mortgage

Gift funds may be used toward the required 3% contribution.

Meeting these requirements does not guarantee approval. Final eligibility is determined through the application and review process.

How the Program Works

  • 1. Get Pre-Approved

    Start by getting pre-approved for a mortgage. You may work with one of the preferred lenders listed below.

  • 2. Complete Your Application

    Complete the Habitat Homeownership Application and gather the required supporting documents.

  • 3. Submit Your Documents

    Schedule a meeting with Habitat for Humanity of Greater Moses Lake to submit your documents and review the next steps.

  • 4. Receive Your Pre-Approval Amount

    Eligible applicants will be notified of the amount of down payment assistance available to them.

  • 5. Funds Are Provided at Closing

    Approved funds are distributed at closing and may be applied toward the down payment or eligible closing costs.
